Building Highlights

Seven-story building erected in 1929. 

Originally an industrial building which served as the US Rubber Company headquarters. 

Converted into a condominium in 1989-99. 

Features 27 individual units, a landscaped roof deck and triple pane windows. 

Project Highlights

Scope of Project: FSI has been involved with 195 Hudson Street since the building was converted into a condominium. Initially, the firm was asked to inspect and prepare a physical conditions report. Following a forensic investigation, FSI identified and advised the Board on multiple deficiencies throughout the building. The scope of work ranged from hydronic testing and balancing, boiler and heating system reconfiguration, cooling tower replacement, fire alarm systems, cross-odor investigation and preparation of as-built drawings for the electrical system.

FSI's Involvement: FSI specified a new gas fired domestic hot water boiler and indirect hot water storage tank; designed the pipes connecting boilers to heat exchanger and cooling tower, retrofitted existing pumps and associated controls for the hydronic system. FSI has also prepared documents for the replacement of the cooling tower which is ready for implementation. FSI designed a fire alarm system which included a closed circuit general fire alarm with a fully addressable control panel allowing live voice messages within stairwells and dwelling units. FSI has designed the enlargement of chimneys to accommodate new flues and advises the Board in its capacity of building’s architect and engineer.
