Originally built as a factory/warehouse in 1915 related to knitting and garments. The building, now a residential condominium, blends its industrial origins with modern living in the Williamsburg neighborhood.

Scope of Project:

This project involved a comprehensive restoration of the building’s exterior envelope to enhance durability, waterproofing, and overall appearance. Façade repairs were customized for each elevation and included selective removal of deteriorated finishes, masonry and concrete repairs, repointing, waterproof coating applications, EIFS installation, new sheet metal detailing, sealant replacement, and final cleaning. Additional scope included localized stucco removal, limited chimney restoration, full window replacement with new flashing systems, and interior protection as required.

The project also encompassed reconstruction of building bulkheads with new roofing assemblies, exterior finishes, waterproofing systems, fire-rated doors, coordinated mechanical upgrades, and improved drainage components. Roof work included phased demolition and replacement, structural deck repairs, new drains and curbs, skylight modifications, fluid-applied waterproofing, installation of new guardrails and privacy fencing, and reinstallation of pavers on new pedestal systems—delivering long-term performance, safety, code compliance, and enhanced usability and aesthetics for residents.

Our Involvement:

FSI prepared the construction documents for the façade restoration, roofing project and mechanical replacements/upgrades, coordinated bidding with qualified contractors, and assisted in contractor selection. The firm provided construction administration through completion and final sign-off.
